Business Description Summary:
This coffee shop/cafe represents an exceptional opportunity to enter the coffee/cafe culture in one of Melbourne’s highly populated and affluent south eastern areas.
The business was started 18 years ago by the current owners as a combined coffee shop combined with another business. The business has traded at a consistent level since gaining maturity, many years ago. The the secondary business outgrew the premises and was partially moved to new premises about three years ago. The owners have decided, for lifestyle reasons, to concentrate on the other business and to consolidate its operations into the new premises thus creating a large additional area in which to enlarge the cafe. For the last ten years this side of the business has occupied their time and they have not played an active role in the running of the coffee shop/cafe during that time.
Operating hours are:
• Monday to Friday 7.00 a.m. to 5.00 p.m.
• Saturday and Sunday 8.00 a.m. to 1.00 p.m.
Products / Services:
Being a coffee shop, coffee represents 70% of sales. Lunches and cakes are mainly bought in, but some small dishes are made on the premises. Coffee products such as beans, represents 15% of the sales.
The premises are owned by the vendors and they will negotiate a three year lease with the new owners at an initial rental of $1,000 p.w. plus outgoings, with two further options for renewal of two years each. Rental will increase annually in accordance with the current C.P.I. and will be reviewed to market at each option renewal. The building:
• 210 square metres in extent
• Three parking spaces
• Three phase power
• Heating and air conditioning
• Mezzanine floor of 50 square metres currently used as offices and storage.
• Outdoor seating 15 – 20 people
• Inside seating currently configured for about 25 people
• Takeaway hatch
The premises are located on a busy main street, close to a railway station, Municipal buildings and some apartment developments. The premises back onto the station parking area. Passing traffic is high and the reputation gained over the past 18 years keeps regular customers coming.
The removal of the secondary business will provide an additional area of about 65 square metres which could be used by the new owners either as additional seating or a more extensive kitchen, enabling the business to grow significantly from a coffee shop/cafe into a more full service restaurant.
Plant/Equipment / Fittings:
Equipment estimated to be worth over $120, 000 is included in the asking price.
Management / Staff:
Staff consists of:
• 1 x full time manager
• 1 x part time manager
• 3 casuals (varies from time to time)
The owners do not work in the business at all.
As stated above, the vendors will agree to a trial period at $10, 000 per week. At this figure a new owner can expect to make a net return of at least $100, 000 per annum in its current configuration (before any enlargement of the kitchen or seating capacity). They also believe that a reduction of wage costs if the new owner is to operate as an owner/operator of $40, 000 will boost the return to around $150, 000.
